LANSING,�MI ? A 90-year-old gasoline station that had been deserted for years is getting a new lease on life as a coffee shop, the Lansing State Journal reports. The building began life in the 1920s as a gasoline station but became vacant 50 years ago. Later this summer, the building will reopen as Artie?s Filling Station, a caf� serving sandwiches and coffee.

The rehabilitation of the gasoline station is part of an overall revitalization project in Old Town Lansing. ?I remember 10, 15 years ago coming down into the Old Town area and seeing what bad shape a lot of the buildings were in,? said Karl Dorshimer, vice president of the Lansing Economic Development Corp. ?It's come a long way, and now (redevelopment) is starting to spread out from the center area.?

City resident Dale Schrader bought the old gasoline station with an eye to turning it into a coffee shop. ?My goal was to restore this building as accurately as possible to what it was originally in 1925,? he said.

After the restoration, John Miller has signed on to lease the space to sell specialty coffee, herbal teas, smoothies, pastries and sandwiches. ?I've been driving by the building, like Dale had been for years, and I saw it and said someday I'm going to put a drive-in there,? he said. Artie?s Filling Station will have a drive-thru, walk-up window, delivery service and outdoor seating.

Rising food and gasoline costs, plus a somewhat unstable job market, have families from all economic levels, including the more well-to-do, are looking harder than ever at value when shopping. Retailers from 7-Eleven to Walmart are finding ways to provide more value to their customers, USA Today reports.

Value encompasses more than the actual cost of an item. Family preferences and quality merchandise are now part of the value consideration. ?It?s a new game, with America's retailers and manufacturers trying to satisfy consumers on multiple levels,? said James Russo, vice president of global consumer insights at Nielsen. ?There's a fundamental shift in consumer behavior, and retailers have had to adapt.?

Retailers have responded in a variety of ways. Walmart has refocused on the basics. ?Our customer continues to be under significant pressure,? said Duncan MacNaughton, chief merchandizing officer at Walmart. ?Our job as a merchant is to delay and mitigate that pressure as much as possible.?

7-Eleven has started touting value, especially in relation to its 7-Select store brand products, which debuted in 1998. ?Since the recession, consumers have been asking us for more value, and we've had to respond,? said Jesus Delgado, senior vice president of marketing at 7-Eleven.

The convenience store chain is spreading value beyond its private-label brands, such as a recent Gatorades special of two 20-ounce bottles for $2.
